Independent buyer guide by Simon & Ewelina Team | Your Castle Realty · Facts checked Oct 21, 2026
Yes. Most Sterling Ranch areas are in Sterling Ranch Colorado Metropolitan Districts that levy 95.522 mills (2025 levy, paid in 2026); some subdistricts are lower. On a $700,000 home that is roughly $4,200 a year, included in your property tax bill. Which district your lot is in depends on the parcel — we check it for you before you sign.
There is no master HOA. Amenities are run by the Sterling Ranch Community Authority Board and paid through the metro district. Some builder neighborhoods add their own dues — for example about $85/mo at Lennar Parkside, $155 at Tri Pointe Prelude and $42 at Taylor Morrison (checked Oct 21, 2026).
Builders estimate about 1.15%–1.28% of the price per year, including the metro district. On $700,000 that is roughly $8,000–$9,000 a year. Use our cost calculator, and we confirm the exact figure with the county before you buy.
Douglas County School District: Coyote Creek Elementary or Roxborough Primary/Intermediate, Ranch View Middle and ThunderRidge High (confirm by address with DCSD). Blue Sky Elementary opens in Sterling Ranch in August 2027, and John Adams Academy (charter) opened in the Ascent village in 2026.
Lennar, Tri Pointe, Taylor Morrison, Trumark, Richmond American, Pulte, Lion Residential, Sheffield Homes (custom estates) and David Weekley (coming soon). Homes range from about $420K townhomes to $1.4M+ ranch homes.
You don't have to, but the builder's sales team works for the builder. Most builders here only let you bring your own agent if the agent is with you (or registers you) at your FIRST visit — Lennar, Tri Pointe and Trumark all require this. Our help usually costs you nothing extra when the builder pays the agent. Call or text us before your first model visit.
No, but most incentives (rate buydowns, closing credits) require the builder's affiliated lender. We help you compare the builder's offer against an outside lender so you see the real savings.
